Are there restrictions on reselling a property in Switzerland?
In some Cantons such as Valais and Vaud foreigners may be prohibited from re-selling their property within 5 years after they have purchased it. This restriction will be waived if you have a good reason to sell (ill health, financial problems) and you do not make a profit.
If you buy in some serviced properties with a rental obligation however, the 5 year rule does not apply. You are therefore free to sell it whenever you like.
Some cantons such as Berne and Obwalden allow you to re-sell the property immediately (you may pay a higher capital gains tax in the first 5 years).
